Life in Grand Case, St-Martin
Life in Grand Case revolves around the water and the table. Days can start with a swim in the bay and end at one of the boulevard's restaurants, and in season the Tuesday street festival fills the village with music and stalls. Hope Estate, with the island's largest supermarket, is on the road to Marigot, and Anse Marcel's marina and beach are in the next bay. St. Barths is a fifteen-minute flight from the local airstrip.
Close by (checked September 2026): Pinel Island, a car-free islet in the Saint-Martin nature reserve, is a five-minute shuttle boat from the Cul-de-Sac pier, with calm snorkelling shallows and two beach restaurants. Anse Marcel Marina, minutes away by road, has 125 berths for boats up to 88 ft, with fuel and water; the marina and its bayside restaurants are open while the adjoining resort is closed. Super U at Hope Estate has a cheese counter, charcuterie and a large wine section. Les Mardis de Grand Case fills the traffic-free boulevard on Tuesday evenings in the February–April season; dates change each year. Saint-Martin's public hospital, Louis-Constant Fleming in Marigot, has a 24-hour emergency department and is about 20 minutes away. From the village airstrip, Air Caraïbes flies to Guadeloupe.
Who buys here, and how it rents (October 2026). Grand Case draws owners who want to walk to dinner every night and a French way of life, and renters who book for the food. Stock is thin: the village has small residences and apartments on both sides of the boulevard, villas on the hills with views over the bay, and the resort residences of Anse Marcel over the hill. High season runs roughly December to April; a well-placed apartment near the boulevard is scarce and books steadily, while June to November is quieter. Our one Grand Case listing on 9 October 2026, Lotus, is a new three-bedroom villa with a private pool at $920,000, due in 2026.

Get to know Grand Case, St-Martin
Grand Case is an old fishing village on the French side's calm west coast, about twenty minutes from Marigot. Creole houses line the mile-long boulevard, which has become the island's restaurant strip, with around thirty tables from beachside lolos to French dining rooms. The bay has a long, calm public beach, with the quieter Petite Plage cove beyond the Grand Case Beach Club. Homes range from village houses to hillside and beachfront villas, and the Grand Case–L'Espérance airstrip sits at the edge of the village.
For sale with Andreu Realty on 7 October 2026: Lotus, a new three-bedroom villa in Grand Case with a private pool, at $920,000. Our other French-side listing is Villa Avanti, a five-bedroom estate in Terres Basses at $7,150,000. Few homes in Grand Case come to market at any one time; a property alert sends new ones as they are listed.
Buying on the French side: Grand Case is in Saint-Martin, so the sale is handled by a French notaire, in euros, under French civil law. The usual sequence is an offer, a compromis de vente with a deposit, commonly 5 to 10%, and the final deed at the notaire. The Collectivité de Saint-Martin's tax office lists a registration duty of 8% on property sales, and the notaire's fees come on top, so ask for a written estimate of the total before you sign. Foreign buyers can purchase on the same terms as French buyers.
Grand Case suits buyers who want a walkable village with restaurants and a calm beach, a French way of life, and Marigot about twenty minutes away.
Buying in Grand Case: what to check. The village sits low between the bay and the island's largest salt pond. Saint-Martin's natural-risk plan (PPRN), adopted on 3 November 2021 after Hurricane Irma, maps flood and wave zones and sets building rules by zone: find the plot on it before you make an offer, ask what was repaired after 2017 and with which permits, and get a windstorm insurance quote before signing the compromis. The Grand Case–L'Espérance airstrip is just east of the village, with regional turboprops approaching over the bay: visit at different times of day. On the boulevard, Tuesday nights in season are lively and parking is tight. In a residence, the règlement de copropriété decides whether short-term rental is allowed; a furnished tourist rental must be declared to the Collectivité, and rental income is taxable. Some waterfront land historically belonged to the State's coastal strip (the 50 pas géométriques): ask the notaire.
Schools and flights. Collège Soualiga, a public secondary school for 550 pupils, opened at La Savane on the road to Grand Case in April 2026, and the Lycée Robert Weinum with its international section is nearby. From the village airstrip, St Barth Commuter reaches St. Barths in 15 minutes and Air Caraïbes flies to Guadeloupe, with Martinique added in summer 2026.
