Dutch side or French side: what changes

Most of our villas are on the Dutch side, in Sint Maarten: prices in US dollars, no restriction on foreign buyers, and a sale that closes before a civil-law notary in 30 to 60 days. Plan on closing costs of about 5.5% of the price, including the 4% transfer tax, and a 10% deposit when the purchase agreement is signed. On the French side, in Saint-Martin, the sale goes through a French notaire, prices are often quoted in euros, and registration duties of about 8% apply to resale homes. Two of our villas are on the French side today: Villa Avanti in Terres Basses and the Lotus development in Grand Case. Andreu Realty is licensed on both sides, so one agent can show you both and set out the difference in costs before you choose.

Before you make an offer

Ask for the survey and the title extract. Listing sizes in Sint Maarten sometimes mix the lot and the house; the notary checks the title, but the measurements are yours to confirm. Ask what the estate charges: most of our villas carry no association fee, while Aquamarina in Maho lists $1,200 a month and the Point Pirouette villa $250 a month. For a new build, ask for the payment schedule, the completion date and what is delivered furnished; seven of the villas on this page were completed in 2025 or are due in 2026. If you plan to rent, treat our rental estimate as a starting point and ask for booking history where there is one. Andreu Realty's rental management costs 20% of rental income. Villas with separate apartments, in Guana Bay and Point Blanche, let you rent one unit and live in the other.
