What a condo costs to own
Every building charges an association fee. On the condos listed today it runs from about $350 a month, at Simpson Bay Yacht Club and The Hills, to $1,500 a month at Le Papillon; beachfront Cupecoy Beach Club and Aqualina sit around $1,200. Some buildings bill quarterly, and new projects such as Ocean Blue have not set their fee yet. Ask what the fee covers before you compare two buildings. All 38 condos are on the Dutch side, so prices are in US dollars and the sale closes before a civil-law notary: plan on about 5.5% of the price in closing costs, including the 4% transfer tax, and a 10% deposit when the purchase agreement is signed. Most are sold ready to use: 26 of the 38 come fully furnished. Andreu Realty manages rentals for owners for 20% of rental income.
Before you make an offer
Ask the association for its budget, its reserve fund and the minutes of the last owners' meeting: they show what the building plans to repair and who pays. Ask for the building's rules on short-term rentals before you count on rental income. For a new build, ask for the payment schedule, the completion date and what is delivered furnished; ten of the condos on this page were completed in 2025 or are due in 2026 or 2027, at Ocean Blue, Concord Residences, Vivid Residences, Belair Plaza, MountBlu, Princess Heights and The Hills. Treat our rental estimate as a starting point and ask for booking history where there is one. Two condos come with a boat slip: at Porto Cupecoy marina and at Simpson Bay Yacht Club. Tell us how you plan to use the condo and we will shortlist the buildings that fit.
