Life in Orient Bay, St-Martin

Living in Orient Bay means the beach clubs, the village square and the water-sports school are all within walking distance, and the trade winds keep the bay busy with kitesurfers and windsurfers. Hope Estate's supermarket is just inland, Grand Case's restaurants are fifteen minutes away and Marigot and Philipsburg about twenty. A new resort is being built on the former Club Orient site at the southern end of the beach.

Close by (checked September 2026): Orient Bay Beach runs for nearly two kilometres on the Atlantic side, lined with beach clubs and water-sports operators, with a clothing-optional stretch at the far southern end. The Place du Village groups about nine restaurants, with roughly fifteen more in the surrounding streets. Pinel Island, with an underwater snorkel trail, is a five-minute ferry from the Cul-de-Sac pier in the next bay north, and Anse Marcel Marina beyond it has 125 berths for yachts up to 88 ft. For families, the new Collège Soualiga at La Savane opened in April 2026 for 550 pupils in grades 6–9, and the Lycée Robert Weinum, with its international section, is nearby. Grand Case–L'Espérance airport is about 15 minutes by car, with daily 15-minute flights to St. Barths and no immigration formalities. The public hospital in Marigot is about 20 minutes away.

Who buys here, and what sells (October 2026). Orient Bay draws buyers who want to walk to a long beach, restaurants and water sports, and owners who plan to rent to visitors. On 11 October 2026 Andreu Realty has no Orient Bay property for sale. Our site shows one Orient Bay sale: Villa Coralia, built in 2010, with eight bedrooms, 8.5 bathrooms and about 4,200 sq ft, fully furnished, listed at €2,995,000, about €713 per square foot. Buyers looking at the north-east of the French side can also compare Grand Case, fifteen minutes away and known for its restaurants. Get to know Orient Bay, St-Martin

Orient Bay is the French side's resort village on the Atlantic coast, built around a beach of almost two kilometres of white sand. Beach clubs, water-sports operators and a village square of restaurants and shops sit just behind the sand, with apartments and small residences in the walkable village and villas on the hills above. The bay looks out on Green Cay and the Saint-Martin nature reserve, and Pinel Island is a five-minute boat ride from the next bay north.

On 7 October 2026, Andreu Realty has no Orient Bay property for sale. Villa Coralia, listed at €2,995,000, is shown as sold on our site. Our French-side listings today are Lotus, a new three-bedroom villa in Grand Case at $920,000, and Villa Avanti, a five-bedroom estate in Terres Basses at $7,150,000. A property alert sends Orient Bay homes as they come to market.

Buying on the French side: Orient Bay is in Saint-Martin, so a French notaire handles the sale, in euros: an offer, a compromis de vente with a deposit, commonly 5 to 10%, then the deed. The Collectivité de Saint-Martin's tax office lists an 8% registration duty on property sales, with the notaire's fees on top; ask for a written estimate of the total before you sign.

Orient Bay suits buyers who want the French side's busiest beach, condos and villas with rental appeal, and Grand Case and Marigot a short drive away.

Buying in Orient Bay: what to check. Orient Bay homes are mostly apartments in the walkable village and villas on the hills above. For an apartment, ask for the copropriété (condominium association) rules, its charges and its latest budget, and whether short-term rentals are allowed in the building. For a villa, check the access road, the water and power supply, and the view towards Green Cay and the reserve. A new resort is being built at the southern end of the beach: if you are buying close by, ask about the works schedule. On the French side the sale is signed in euros before a notaire, with the 8% registration duty listed by the Collectivité's tax office plus the notaire's fees: ask for a written estimate of the total. And get an insurance quote, including windstorm cover, before you sign. A property alert sends new Orient Bay listings as soon as they come to market.
