Point Blanche, St. Maarten

Point Blanche is a hillside neighborhood on the headland east of Philipsburg, above Great Bay and the island's cruise port. Most homes are apartments and condos, many with harbour or ocean views. Central Philipsburg, with Front Street's shops and the boardwalk on Great Bay Beach, is about a 15-minute walk from the port, and Guana Bay's Atlantic surf beach is just over the hill.

Point Blanche is on the Dutch side, so a civil-law notary handles the sale and buyer closing costs come to about 5.5% of the price, including the 4% transfer tax. For new units, ask for the delivery date and the current price list in writing.

Point Blanche suits buyers who want harbour or ocean views, a residential hillside and Philipsburg a few minutes away.

Buying in Point Blanche: what to check. Point Blanche offers some of the lowest prices per square foot on our list for sea-view homes: about $310 at Windgate (four bedrooms, 2,100 sq ft, $650,000, fully furnished) and $341 at Vivid Residences (two bedrooms, three bathrooms, 1,346 sq ft, $458,800, semi-furnished) (10 October 2026). Vivid Residences lists 2026 as its year of completion, with a $400 monthly fee, an elevator, a communal pool, a backup generator, hurricane shutters and hurricane-impact windows: ask for the delivery date, the payment schedule and the association's budget in writing. Windgate's fee is given on request: get the figure, and what it covers, before you make an offer. The oceanfront villa at $1,080,000 has five bedrooms and two separate apartments, a water cistern, a gym and a rental program: ask for the rental history of each unit, the meters and the permits. The cruise port is below the hill: visit on a ship day to judge the traffic, and check the view corridor from the terrace. And get an insurance quote, including windstorm cover, before you sign.
