Terres Basses, St-Martin

An exclusive gated enclave of luxury villas, pristine beaches, and tropical serenity.

Les Terres Basses, St Martin

Life in Terres Basses, St-Martin

Life in Terres Basses is about space and privacy: large estates, quiet roads and some of the island's finest beaches a few minutes from home. Baie Longue is a long, calm stretch for sunset walks, and sea turtles nest along it. With no shops inside the gates, residents shop in Cupecoy or Marigot, both close by, and reach the airport through the Cupecoy side.

Close by (checked September 2026): Three beaches lie within Terres Basses. Baie Longue is long and quiet with few facilities; Baie Rouge, at the eastern edge, is backed by ochre cliffs and has a parking area; Baie aux Prunes, on the north-west shore, has no services and brings out bodyboarders and surfers when the swell rises. All are public, reached through the gates. Belmond La Samanna, the only hotel allowed inside Terres Basses, sits above Baie Longue with restaurants, a beach bar, a spa and a wine cellar, and closes for part of each year. Marina Fort Louis in Marigot has 150 berths, fuel and help with customs clearance, with no lift bridge to pass. The Carrefour Market at Porto Cupecoy, just outside the Cupecoy gate, is open seven days a week. The public hospital in Marigot has a 24-hour emergency department, and Princess Juliana airport is reached through the Cupecoy entrance.

Who buys here, and what sells (October 2026). Terres Basses draws buyers who want a large estate behind a guarded gate, beaches at Baie Longue and Baie Rouge, and the airport and Marigot a short drive away. On 11 October 2026 Andreu Realty has one Terres Basses estate for sale, Villa Avanti, at $7,150,000. Our site shows one Terres Basses sale: Villa Always, built in 2015, with six bedrooms, seven bathrooms, about 7,000 sq ft, an infinity pool, terraces and a gated private driveway, fully furnished, at €3,500,000, about €500 per square foot. Price per square foot here depends as much on the land, the beach and the view as on the house, so ask us for the lot size and the setting of every estate you compare. For a lower entry on the French side, see our Grand Case page.

Get to know Terres Basses, St-Martin

Terres Basses is a gated residential enclave on the French side's western peninsula, made up of about 300 private estates on lots of at least one hectare. It is ringed by three public beaches, Baie Longue, Baie Rouge and Baie aux Prunes, and has no shops: the only commercial property allowed is Belmond La Samanna. Access is through two guarded gates, one from Cupecoy and one from Sandy Ground.

For sale with Andreu Realty on 7 October 2026: Villa Avanti, a five-bedroom private estate, at $7,150,000. One Terres Basses property is shown as sold on our site; we sold Villa Always here for €3.5 million. Our other French-side listing is Lotus, a new three-bedroom villa in Grand Case at $920,000.

Buying on the French side: Terres Basses is in Saint-Martin, so a French notaire handles the sale, in euros, under French civil law: an offer, a compromis de vente with a deposit, commonly 5 to 10%, then the deed. The Collectivité de Saint-Martin's tax office lists an 8% registration duty on property sales, with the notaire's fees on top; ask for a written estimate of the total before you sign. Foreign buyers can purchase on the same terms as French buyers.

Terres Basses suits buyers who want land, privacy and gated roads, beaches at Baie Longue and Baie Rouge, and Marigot and the airport within a short drive.

Buying in Terres Basses: what to check. Villa Avanti is listed at $7,150,000 for 8,114 sq ft, about $881 per square foot (11 October 2026): five bedrooms, six bathrooms, built in 2018, fully furnished and freehold, with ocean views, a garage, an electric gate, a safe room, split air-conditioning, a mosquito misting system, hurricane shutters and hurricane-impact windows. It makes its own water with a reverse-osmosis desalination system: ask for its service records and running costs. No association fee is given: ask the owners' association what it charges for the gates, guards and roads. The listing is in US dollars while the sale on the French side is signed in euros: ask the notaire how the price and the deposit will be set. Ask also for the building permits for every structure on the estate. And get an insurance quote, including windstorm cover, before you sign.
