The residence

Concord Residence is gated, with a security guard around the clock, a shared pool and pool deck and a fitness room. Monthly fees are not set in our data yet. For a building under construction, ask for the payment schedule, the completion date, the specification and the furniture package, and the projected monthly fee, before you sign.

The neighborhood: Pelican Key

Pelican Key is a hillside neighborhood rising above Simpson Bay, with villas and condos looking over the bay, the lagoon and the Caribbean Sea. Kim Sha Beach and the small Pelican Key Beach are at the foot of the hill, along with resort restaurants, a casino and a well-stocked provisioning store. It is quieter than the Simpson Bay strip and a short drive from it. Concord Residence units we list range from US$340,000 to US$1,100,000. Read more on our Pelican Key neighborhood page.

Owning and renting it

Our estimate of gross rental income is US$55,000 to US$70,000 a year once the building is complete. Treat it as a starting point and deduct the monthly fee, utilities, insurance and management. Andreu Realty manages rentals for a 20% fee. Ask for the residence's rules on short-term rentals.

Buying in Pelican Key

Pelican Key is on the Dutch side. Foreign buyers purchase freely, in their own name or through a company. A civil-law notary checks the title, holds the deposit (usually 10%) and registers the deed. Transfer tax is 4%, paid by the buyer, and total closing costs commonly come to about 5.5% of the price. Our buyer guide explains each step, our guide to new developments in Sint Maarten in 2026 compares Concord with the other buildings under way, and our comparison of Simpson Bay, Maho and Pelican Key condos covers prices and fees nearby.

BUYING ON THE DUTCH SIDE

Foreign buyers can purchase freely, and closing can be done remotely.

Sint Maarten follows Dutch-Caribbean law: ownership is full and title passes at a civil-law notary, with a power of attorney if you are abroad. Budget the transfer tax and notary fees on top of the price — we give you the exact figures for this listing before you decide.

BUYING ON THE FRENCH SIDE

You buy under French law, with a notaire — non-residents welcome.

Saint-Martin sales run in two steps, the compromis and then the acte, handled by a notaire. Registration duties and notary fees come on top of the price, and financing from French banks is possible for many buyers. We walk you through both steps, in English or French.
