About this property

A ground-floor condo at the Cupecoy Beach Club, on Cupecoy Beach at the western tip of the Dutch side, laid out as two separate units: a studio and a one-bedroom apartment. Together they offer two bedrooms, three bathrooms and about 1,600 sq ft (149 m²). Recently renovated and sold fully furnished. Asking price US$625,000. Listing ID 11220.

The property

The two units sit directly across from the pool. The owner can live in one and rent the other, rent both to separate guests, or open them up for one family. In a residence made up mostly of two- and three-bedroom condos, this flexibility is uncommon.

  • Two independent units: a studio and a one-bedroom, each with its own bathroom, plus a third bathroom
  • About 1,600 sq ft (149 m²) in total, on the ground floor
  • Renovated, fully furnished, with split air-conditioning, ceiling fans, built-in closets, washer and dryer
  • Balcony, storage room, guest parking
  • Concrete roof, backup generator, water cistern, fiber internet
  • Freehold title

The residence

The Cupecoy Beach Club is a gated beachfront condominium with a 24/7 security guard and cameras, on-site management, a communal pool with a pool bar, a gym, a barbecue area and landscaped gardens. Residents walk straight onto Cupecoy Beach, and the Mullet Bay golf course is next door. Monthly fees are US$933 and cover security, the pool and the common areas; ask us what else is included.

The neighborhood: Cupecoy

Cupecoy sits at the border with the French side, where sandstone cliffs and sea caves drop to a small beach. Most homes are condos in gated residences and in the Porto Cupecoy marina village, which has a supermarket, restaurants and yacht berths on the lagoon. Mullet Bay Beach and the island's only golf course are next door; Maho's restaurants, casino and nightlife, and the airport, are a few minutes away. A medical school and an international school give the area a year-round community. Read more on our Cupecoy neighborhood page.

Owning and renting it

Our estimate of gross rental income is US$55,000 to US$75,000 a year with both units rented short-term. Treat it as a starting point: ask for booking history, then deduct the US$933 monthly fee, insurance, utilities and management. Andreu Realty manages rentals for a 20% fee. Check the residence's rental rules before you make an offer; we do this for every listing.

Buying in Cupecoy

Cupecoy is on the Dutch side. Foreign buyers purchase freely, in their own name or through a company. A civil-law notary checks the title, holds the deposit (usually 10%) and registers the deed. Transfer tax is 4%, paid by the buyer, and total closing costs commonly come to about 5.5% of the price. Our buyer guide explains each step, and our comparison of Cupecoy's condo buildings puts the Beach Club next to its neighbors.

BUYING ON THE DUTCH SIDE

Foreign buyers can purchase freely, and closing can be done remotely.

Sint Maarten follows Dutch-Caribbean law: ownership is full and title passes at a civil-law notary, with a power of attorney if you are abroad. Budget the transfer tax and notary fees on top of the price — we give you the exact figures for this listing before you decide.

BUYING ON THE FRENCH SIDE

You buy under French law, with a notaire — non-residents welcome.

Saint-Martin sales run in two steps, the compromis and then the acte, handled by a notaire. Registration duties and notary fees come on top of the price, and financing from French banks is possible for many buyers. We walk you through both steps, in English or French.
