About this property

Villa Shiaou is an eight-bedroom, seven-bathroom lagoonfront villa in Cupecoy, inside a gated setting, with water rights and permits for a 20-metre private yacht dock, two independent one-bedroom guest apartments and an unfinished penthouse level. Sold fully furnished. Asking price US$3,750,000. Listing ID 11014.

The property

The main house has large living areas opening onto the pool deck and the lagoon. The two guest apartments each have their own entrance and a terrace over the water, for family, staff or rental. The top floor is left unfinished, so a buyer can fit it out as a suite, an office or an entertainment room. Our data lists 13,573 sq ft, a figure that may include more than the built area; ask for the survey and the floor plans.

  • 8 bedrooms and 7 bathrooms, including two 1-bedroom guest apartments
  • Lagoon frontage, with water rights and permits for a 20-metre yacht dock
  • Private pool and pool deck
  • Backup generator, air-conditioning and hurricane shutters
  • Parking for more than eight cars
  • Unfinished penthouse level; sold fully furnished

The setting

The villa carries no association fee. It sits in a gated, landscaped setting on the Simpson Bay Lagoon side of Cupecoy. Before you make an offer, ask for the dock permits and their conditions, the cost to build the dock and to finish the top floor, and the running costs of the house.

The neighborhood: Cupecoy

Cupecoy sits at the western tip of the Dutch side, right at the French border, where sandstone cliffs and sea caves drop down to a small beach. Most homes are condos in gated residences and in the Porto Cupecoy marina village, with Mullet Bay Beach and the island's only golf course next door. Maho's restaurants and the airport are a few minutes away. Read more on our Cupecoy neighborhood page.

Owning and renting it

Our estimate of gross rental income is US$320,000 to US$415,000 a year. Treat it as a starting point: ask for booking history, then deduct staff, upkeep, insurance and management. Andreu Realty manages rentals for a 20% fee. The two guest apartments can also be let on their own while the owner uses the main house.

Buying in Cupecoy

Cupecoy is on the Dutch side. Foreign buyers purchase freely, in their own name or through a company. A civil-law notary checks the title, holds the deposit (usually 10%) and registers the deed. Transfer tax is 4%, paid by the buyer, and total closing costs commonly come to about 5.5% of the price. Our buyer guide explains each step, our guide to buying a villa in Sint Maarten covers the checks for a house this size, and our guide to boat slips and homes with a dock lists the other waterfront options.

BUYING ON THE DUTCH SIDE

Foreign buyers can purchase freely, and closing can be done remotely.

Sint Maarten follows Dutch-Caribbean law: ownership is full and title passes at a civil-law notary, with a power of attorney if you are abroad. Budget the transfer tax and notary fees on top of the price — we give you the exact figures for this listing before you decide.

BUYING ON THE FRENCH SIDE

You buy under French law, with a notaire — non-residents welcome.

Saint-Martin sales run in two steps, the compromis and then the acte, handled by a notaire. Registration duties and notary fees come on top of the price, and financing from French banks is possible for many buyers. We walk you through both steps, in English or French.

RENTAL MANAGEMENT
