Living in Cay Hill means daily life is close at hand: the medical centre, schools, supermarkets on both sides and Philipsburg's shops are all within a short drive, and the airport is under twenty minutes away. Little Bay Beach offers calm water and snorkelling, Fort Amsterdam a walk with pelicans and harbour views, and the Divi resort's restaurants sit on the peninsula. The new St. Maarten General Hospital, due to replace the current medical centre, is being finished nearby.
Close by (checked September 2026): Little Bay Beach, between Fort William and Fort Amsterdam, has calm water sheltered by the peninsula and stays publicly accessible, with snorkelling, paddleboarding and jet-ski rentals. Fort Amsterdam, built in 1631 as the first Dutch fort in the Caribbean, has free entry through the Divi resort gate. Seaside Nature Park on Cay Bay Road offers trail rides that end with a swim in the sea, hiking trails and a small farm. For families, Learning Unlimited Preparatory School on Welgelegen Road is a private U.S. college-preparatory school from toddler academy through high school, and the University of St. Martin is on Soualiga Road in Philipsburg. The St. Maarten Medical Center, also on Welgelegen Road, has 80 beds, emergency care and 28 specialists. Carrefour Market has branches on Bush Road and on Union Road in Cole Bay.

Get to know Cay Hill & Little Bay, St. Maarten
Cay Hill and Little Bay form the central district between Cole Bay and Philipsburg, where the Dutch side keeps its hospital, its main private school and its university. Homes are condos, townhouses and hillside houses, with new mixed-use developments going up near the hospital. Little Bay Beach, sheltered by the Fort Amsterdam peninsula, is at the foot of the hill, and the capital is a few minutes' drive.
For sale with Andreu Realty on 7 October 2026: new three-bedroom condos at MountBlu Estate at $725,000; a pre-construction two-bedroom condo at Belair Plaza at $380,000; a two-bedroom condo at Solea Residence above Little Bay at $650,000; and at Belair Plaza, an office unit at $416,000 and a retail unit at $465,000. One Cay Hill property is shown as sold on our site.
Cay Hill is on the Dutch side, so a civil-law notary handles the sale and buyer closing costs come to about 5.5% of the price, including the 4% transfer tax. For new and pre-construction units, ask for the construction schedule, the payment plan and how deposits are protected; for commercial units, ask about the permitted use and the association fees ($395 and $467 a month on these two).
Cay Hill suits buyers who want to live centrally, near the hospital, schools and Philipsburg, and investors who want long-term tenants who work on the island.
Buying in Cay Hill and Little Bay: what to check. Most of what we list here is new or still being built, so the paperwork matters as much as the view. On our listings the asking price works out at about $274 a square foot for the pre-construction two-bedroom at Belair Plaza (1,389 sq ft, $380,000, $357 a month), $358 at MountBlu Estate (three bedrooms, four bathrooms, 2,024 sq ft, $725,000) and $643 at Solea Residence above Little Bay (two bedrooms, 1,011 sq ft, $650,000, built 2022, fully furnished, ocean view) (10 October 2026). Belair Plaza and MountBlu both list 2026 as their year of completion: ask for the completion date, the payment schedule, how deposits are held and the final association budget in writing. Belair Plaza lists hurricane-impact windows, a 24-hour guard, central air conditioning and a washer and dryer; MountBlu a gated entrance, a 24-hour guard, a gym and a communal pool. The two condos come unfurnished or semi-furnished, so budget for furniture if you plan to rent. For the office ($416,000) and retail ($465,000) units at Belair Plaza, built 2025, ask about the permitted use, the parking allocated to each unit and the association rules on signage. And get an insurance quote, including windstorm cover, before you sign.
