Life in Maho, St. Maarten
Living in Maho means the beach, restaurants, bars and the casino are all a short walk from home, and evenings are lively, especially in high season. Mullet Bay Beach offers calmer swimming nearby, and the protected Mullet Pond wetland on the lagoon side is a nursery for fish and turtles. It suits buyers who want energy and convenience rather than seclusion.
Close by (checked September 2026): Maho Beach sits at the end of the airport runway, known worldwide for jets passing low overhead; jet blast from departing aircraft is dangerous and posted warnings apply. The Sunset Bar & Grill on the beach posts flight arrival times for plane-watchers. Mullet Bay Beach, a few minutes' walk away and shaded by seagrape trees, was confirmed as a public beach by a court ruling in 2026. Mullet Pond, between Maho and Cupecoy, is listed as a Ramsar wetland of international importance. Casino Royale in Maho Village has slots, table games, a sportsbook and a poker room, open from afternoon until late. Maho Pharmacy in Maho Plaza is open daily, with shorter weekend hours. Princess Juliana International Airport, whose rebuilt terminal formally reopened in 2024, is next door.
Who buys here, and what sells (October 2026). Maho draws buyers looking for an entry price on the island, investors who rent to visitors, and owners who want to walk to the beach, the restaurants and the casino. Get to know Maho, St. Maarten
Maho is the island's liveliest corner, at the end of the airport runway where jets pass low over Maho Beach. Maho Village puts a casino, restaurants, bars and duty-free shops within a few walkable blocks, with Mullet Bay Beach and the island's only golf course next door. For owners, the draw is the airport minutes away and strong visitor traffic year-round.
For sale with Andreu Realty on 7 October 2026: five properties. One-bedroom condos at $285,000 (La Terrasse, Royal Islander Club) and $310,000; a two-bedroom at Blue Marine Residence at $490,000; and at Aquamarina, a three-bedroom villa with a private garden at $1,495,000 and a four-bedroom penthouse at $2,950,000. Ten Maho properties are shown as sold on our site.
What owners pay: monthly association fees on these condos run from $352 to $937, and $1,200 at the Aquamarina villa. Ask what the fee covers and for the latest accounts before you make an offer. Maho is on the Dutch side, so a civil-law notary handles the sale and buyer closing costs come to about 5.5% of the price, including the 4% transfer tax.
Maho suits buyers who want a walkable base with restaurants, the casino and the beach on the doorstep, and a rental close to the airport.
Buying in Maho: what to check. Maho is condo country: four of our five listings here are condos, in buildings with very different sizes and fees. On our for-sale listings the asking price works out at about $327 a square foot at Blue Marine Residence (two bedrooms, 1,500 sq ft, built 2012, on the lagoon), $480 at The Emerald (one bedroom, 646 sq ft, built 2021), $548 for the Aquamarina penthouse (5,382 sq ft) and $631 at La Terrasse (one bedroom, 452 sq ft, on the beach) (10 October 2026). Fees do not follow the price: $352 a month at The Emerald, $850 at La Terrasse, $937 at Blue Marine and $1,200 for the Aquamarina villa. Ask what each fee covers, for example building insurance, the pool, security and the generator, and for the association's budget, the reserve fund and the last two years of minutes. Some associations bill quarterly (one past Blue Marine sale carried $1,576 a quarter), so compare on a monthly basis. Most Maho condos are bought to rent: check the building's rules on short-term rentals and, where there is an on-site program (The Emerald lists a rental program, La Terrasse on-site management), its terms and fees. The runway is next door: visit in the evening and in high season to judge the noise and the nightlife. Four of the five listings are sold fully furnished: attach the inventory to the purchase agreement. And get an insurance quote, including windstorm cover, before you sign.
