Restaurants and Businesses for Sale in Sint Maarten: What Is on the Market and How a Takeover Works

Andreu Realty lists five operating businesses for sale in Sint Maarten today, all of them restaurants, from $360,000 to $1,100,000. In each case you buy the business (the concept, the equipment and the lease), not the building: the premises are rented. This overview uses our listings as of 30 September 2026. Revenue figures are the ones stated on each listing. Business names are not published, and lease and financial documents are provided during due diligence.

Under $400,000: three turnkey restaurants

A modern fusion restaurant in Simpson Bay, opened in 2021, is $360,000. It seats 60 indoors and on a patio, the rent is $3,600 a month and utilities run $1,200 to $1,500 a month. The sale includes the kitchen, furniture, POS system, bar equipment, inventory, website and social media accounts.

In Cupecoy, an Italian bistro operating since 2016 is $395,000, with stated annual revenue of $600,000, a rent of $3,512 a month plus about $526 in charges and taxes, and seven employees. Also in Cupecoy, a French brasserie opened in 2023 is $395,000, with stated revenue of about $700,000, 40 seats indoors and 60 on the terrace, and a rent of $5,922 a month, charges included. It serves dinner only and closes on Sundays and for about two months a year.

$1,100,000: two high-volume venues

A beach bar and restaurant on the beach in Philipsburg, established in 2014, is $1,100,000. It seats 180 plus beach chairs, has three bars, is licensed for food and alcohol and opens from 11 am to 5 pm. Stated revenue is about $1.2 million a year, the rent is $6,300 a month, and the listing says it runs without the owner on site.

A Caribbean fine-dining restaurant established in 2017 is also $1,100,000. It seats 100 outdoors, 45 indoors and 10 at the bar, has a private wine cellar for 16 and is known for weddings and private events. Stated average revenue is $1.1 to $1.2 million a year, with 15 employees. The rent is a share of revenue, 9% in the daytime and 3% at night, and the lease has three years remaining with a five-year extension option.

What you are buying, and what to check

  • The lease. It is the main asset. Check the remaining term, the extension option and the rent. Assignment normally needs the landlord's approval, and some landlords must also approve the concept.

  • The accounts. Ask for two or three years of financial statements and tax filings, and compare them with the stated revenue.

  • Licences. Ask which business, food and alcohol licences the company holds and how they pass to a new owner.

  • Your own status. On the Dutch side, a foreign owner who will manage the company needs a director's licence and a business licence from the Department of Economic Affairs before applying for a residence permit. Confirm the current rules with the authorities.

  • Staff. Ask who stays, on what contracts, and which employees hold work permits.

  • Equipment and inventory. Get a list of what is included and its condition.

  • Seasonality. Revenue follows the tourist season, and some restaurants close for weeks in low season. Ask for monthly figures.

  • Structure. Ask your adviser whether you are buying the company's shares or its assets, and which liabilities come with each.
