Blue Marine Residence, Maho: Condos for Sale, Prices, Fees and Rentals (October 2026)

Lagoon on one side, the golf course on the other. Blue Marine Residence is a gated condo building in Maho, on Amazone Road, a short walk from Maho Village and a few minutes from Mullet Bay Beach and Princess Juliana International Airport. It was built in 2012, and it is the Maho building we know best: seven of its units have been listed with Andreu Realty. On 28 October 2026, two are for sale with us, at $490,000 and $1,300,000. Here is what each one costs to own, what earlier units were listed at, and what to check before you make an offer.
1. What is for sale (28 October 2026)
2-bedroom lagoonfront corner condo, second floor, about 1,500 sq ft: two bedrooms, each with an en-suite bathroom, an open living and dining area and a large terrace, sold fully furnished: $490,000. Fee $937 a month. The unit is occupied today, so viewings are arranged in advance.
4-bedroom top-floor penthouse, about 2,045 sq ft (190 m²), 4.5 bathrooms and a separate office, with several private terraces over the Caribbean Sea, Simpson Bay Lagoon, the golf course and Mullet Bay, sold fully furnished: $1,300,000. Fee $2,700 a month. Also occupied today.
That is about $327 per sq ft for the 2-bedroom and $636 for the penthouse, which carries the top floor, the views and the terraces.
2. The residence
Blue Marine Residence is gated, with a security guard around the clock and elevator access. Owners share a large swimming pool, which our listings describe as one of the largest in the area, a hot tub, a fitness center and landscaped gardens. Parking is assigned, with secure underground parking in the building. Our listings also note hurricane-impact windows, a backup generator and fiber internet.
Views depend on the unit and the floor: the lagoon and the hills on the lower floors, the golf course and the sea from the upper ones. Most units are sold furnished, and the residence has a rental program, so many owners use their condo part of the year and rent it the rest.
3. What earlier Blue Marine units were listed at
Five Blue Marine units listed with Andreu Realty are now sold. The prices below are the asking prices shown on our listings when they sold. They are a guide to the building, not a valuation of any unit.
1-bedroom corner condo with a large terrace and a walk-in closet, about 1,100 sq ft: $315,000 (fee $1,576 a quarter, about $525 a month).
2-bedroom, 1-bathroom condo with a large terrace, about 900 sq ft: $370,000 (fee $450 a month).
Renovated 2-bedroom corner condo in Building D, about 1,200 sq ft: $385,000 (fee $750 a month).
2-bedroom on one level, about 1,700 sq ft, with ocean, lagoon and golf course views: $590,000 (fee $700 a month).
4-bedroom top-floor penthouse with a private pool and four terraces: $1,150,000 (fee $1,800 a month).
On those figures, two-bedrooms at Blue Marine were listed at about $320 to $410 per sq ft, and today's 2-bedroom, at $327, sits inside that range. See our recent sales.
4. What it costs to own
Fees at Blue Marine vary from unit to unit: $450 to $937 a month for the two-bedrooms on our listings, $1,800 to $2,700 for the penthouses. Size explains part of the gap. Budget as well for electricity and water if they are not in the fee, contents insurance, the yearly property tax (grondbelasting) and upkeep of the unit.
5. Renting it out
Maho has visitors all year: the beach, the casino, the restaurants and the airport are all close. The 2-bedroom for sale is estimated at $47,000 to $60,000 a year in short-term rentals. These are estimates, not a promise of income.
A worked example on the 2-bedroom at $490,000. $47,000 to $60,000 gross is 9.6% to 12.2% of the price. After a 20% management fee and $11,244 a year in condo fees, about $26,400 to $36,800 remains, or about 5.4% to 7.5% of the price, before utilities, cleaning, insurance, property tax and repairs. An earlier 2-bedroom listing at Blue Marine estimated about $3,500 a month on a long-term lease. 6. Maho around the building
Maho is the island's liveliest corner. Maho Village puts a casino, restaurants, bars and shops within a few blocks, Maho Beach sits at the end of the runway, and Mullet Bay Beach is calmer and close by. 7. Buying on the Dutch side
Maho is on the Dutch side, where foreign buyers purchase freely. The sale goes through a civil-law notary. Once the purchase agreement is signed, the buyer pays a deposit, typically 10%, held by the notary, and closing follows in 30 to 60 days depending on financing and the parties involved. The buyer pays the 4% transfer tax and should budget about 5.5% of the price in total closing costs: about $26,950 on the 2-bedroom and $71,500 on the penthouse, as estimates. 8. What to check before you make an offer
What the monthly fee includes, and the association's budget, accounts and reserve fund.
The house rules on rentals, pets and renovations.
The unit's rental record and the terms of the residence's rental program.
The occupancy: both units for sale are occupied today, so ask for the terms and the date the unit is free.
