Aquamarina, Point Pirouette (Maho): Condos, Villa and Penthouse for Sale, Prices and Fees (October 2026)

A gated peninsula on the lagoon, minutes from Maho Village. Aquamarina is a gated waterfront residence on Amazone Road at Point Pirouette, on the Maho side of Simpson Bay Lagoon. Apartments, a few villas and penthouses share a pool, a gym and a marina on the lagoon. Five Aquamarina homes have been listed with Andreu Realty. On 29 October 2026, three are for sale with us, from $740,000 to $2,950,000. Here is what each one offers, what it costs to own, what earlier units were listed at, and what to check before you make an offer.

1. What is for sale (29 October 2026)

• 2-bedroom lagoon-view condo, fifth floor, about 1,912 sq ft (178 m²) inside plus about 400 sq ft of balconies, 2.5 bathrooms, three balconies facing the lagoon and the ocean, two parking spaces and storage, sold fully furnished: $740,000. Fee $1,000 a month.

• 3-bedroom villa with a private garden, three bathrooms, built in 2005, terrace and tropical garden, assigned parking: $1,495,000. Fee $1,200 a month. Our listing records about 5,300 sq ft; ask for the split between inside and outside space.

• 4-bedroom penthouse on two levels, private elevator, a terrace off every bedroom and a roof deck with a private infinity-edge pool, sold fully furnished: $2,950,000. Our data gives 5,382 sq ft and five bathrooms; ask for the floor plan. The monthly fee is not in our data yet.

All three are vacant, so viewings are easy to arrange.

2. The residence

Aquamarina is gated, with a security guard around the clock, CCTV and an intercom. Owners share an infinity-edge pool with a children's pool, a fitness room, a clubhouse, a barbecue area, a playground and landscaped tropical gardens, and the community has its own marina on the lagoon. The condo listing adds a backup generator, fiber internet, hurricane shutters, elevators and covered parking.

The same listing states that pets and short-term rentals are allowed. Confirm both in the current house rules before you buy: an association can change its rules.

Most homes at Aquamarina are apartments. Villas and penthouses are the exception, which is why they come up for sale less often.

3. Where it is

Point Pirouette is a quiet gated peninsula on Simpson Bay Lagoon. From Aquamarina you are a few minutes from Maho Village with its restaurants, casino and beach, from Mullet Bay Beach, from the island's only golf course, from the marinas and from Princess Juliana International Airport. 4. What earlier units were listed at

Two Aquamarina condos listed with Andreu Realty have sold. The prices below are the asking prices shown on our listings when they sold, not recorded sale prices.

• 2-bedroom, 2.5-bathroom condo on the third floor, about 1,722 sq ft, furnished, fee $1,130 a month: $650,000, about $377 per sq ft.

• 2-bedroom, 2.5-bathroom condo on the sixth floor with a private boat slip and a covered garage, about 1,924 sq ft, furnished, fee $1,517 a month: $990,000, about $515 per sq ft. The listing valued the slip and the garage at about $70,000.

The 2-bedroom for sale today comes to about $387 per sq ft of interior space: in line with the third-floor unit, below the unit with the slip. Every closed listing is on Sold Properties.

5. What it costs to own

Fees on our Aquamarina listings run from $1,000 to $1,517 a month for the condos and $1,200 for the villa. That is the upper part of the island's range: on the 30 condos and townhouses we listed with a stated fee on 30 September 2026, fees ran from $250 to $1,700 a month (condo fees, building by building).

Before you make an offer, ask what the fee covers (building insurance, security, pool and garden upkeep, the generator, the marina) and for the association's latest accounts and reserve fund. On top of the fee, budget for utilities and your own contents insurance.

6. Renting it out

Our estimate of gross rental income is $120,000 to $155,000 a year for the villa and $160,000 to $205,000 for the penthouse. The 2-bedroom condo listing rates rental potential as high but gives no figure: ask us for an estimate built on comparable units.

One worked example, the villa: $120,000 to $155,000 gross is 8.0% to 10.4% of the price. Take off 20% for management and $14,400 a year in fees and you keep about $81,600 to $109,600, or 5.5% to 7.3%, before utilities, insurance, repairs and closing costs. Treat every estimate as a starting point and ask for the booking history.

• Villa Lagoon: a new 3-bedroom waterfront villa completed in 2025 in a small gated enclave on Point Pirouette, with a private pool and a private boat slip, about 3,500 sq ft, sold unfurnished: $2,900,000. Estate fee $250 a month.

8. Buying at Aquamarina

Maho is on the Dutch side. Foreign buyers purchase freely, in their own name or through a company. A civil-law notary checks the title, holds the buyer's deposit (typically 10%) and registers the deed. The buyer pays the 4% transfer tax and budgets about 5.5% of the price in total closing costs. • The floor plan and the measured interior area, apart from balconies, terraces and roof.

• What the monthly fee covers, the latest accounts, the reserve fund and any planned special assessment.

• The house rules on short-term rentals and pets.

• Whether parking spaces, storage and any boat slip are part of the title.

• The booking history, if you count on rental income.
