Condo Fees in Sint Maarten: What Owners Pay, Building by Building

Every condo in Sint Maarten comes with a fee paid to the owners' association, usually every month. It is not in the asking price, and it can change what a home really costs by several thousand dollars a year. On the 30 condos and townhouses we list with a stated fee, it runs from $250 to $1,700 a month. These are the figures on Andreu Realty's listings as of 30 September 2026.

A townhouse with private pool in Point Pirouette: $250
Simpson Bay Yacht Club: $350 (one-bedroom)
The Hills Residence, Simpson Bay: $350 (one-bedroom)
The Emerald, Maho: $352 (one-bedroom)

Belair Plaza, Cay Hill: $357 (two-bedroom, pre-construction)
White Sand, Beacon Hill: $400 (two-bedroom, beachfront)

Fourteen at Mullet Bay, Cupecoy: $550 (one-bedroom)
Porto Cupecoy: $595 to $975 for two-bedrooms, about $700 for a three-bedroom

Princess Heights, Oyster Pond: $645 (one-bedroom)

New buildings: fee not set yet
Several new developments list no fee yet, among them Ocean Blue Residence in Cupecoy and Concord Residence in Pelican Key. Ask the developer for the draft budget before you sign, and count the fee into your numbers even if it is an estimate.
What explains the differences
Three patterns show in the numbers. The first is size: within Porto Cupecoy the fee rises from $357 for a one-bedroom to $1,415 for the penthouse. The second is position and services: the beachfront and oceanfront buildings (The Cliff, Sapphire Beach Club, Cupecoy Beach Club, Aqualina) sit at the top. The third is age: recent buildings such as White Sand and The Hills are at the low end. A fee is only high or low compared with what it pays for.
What to ask before you buy
What the fee covers. Building insurance, water, security, pool and grounds, reserves: it differs from one building to the next.
The reserve fund. Ask for the latest financial statements of the owners' association.
The minutes of recent meetings. Planned roof, seawall or elevator work shows up there first, and so do special assessments.
How the fee is billed. Monthly in most buildings, quarterly in some.
Insurance. Ask whether the building's policy covers windstorm and what deductible applies.
Rental rules. Some buildings restrict short-term rental. If income is part of your plan, confirm it in writing.
