Simpson Bay, Maho and Pelican Key Condos Compared: Buildings, Prices and Fees

Thirteen of the 40 condos and penthouses Andreu Realty lists today are in the south-west of the Dutch side, between Pelican Key and Maho, from $285,000 to $2,950,000. This is the busy side of the island: Simpson Bay's restaurants and marinas, Maho's beach and nightlife, and the airport a few minutes away. The buildings range from a yacht club on the lagoon built in 2000 to new hillside residences. This comparison uses our listings as of 30 September 2026.

Simpson Bay: on the lagoon and on the beach
Simpson Bay has two waterfronts, the lagoon with its marinas and the beach on the ocean side, and we list condos on both. On the lagoon, a one-bedroom at Simpson Bay Yacht Club with marina views and a boat slip is $375,000 with a $350 monthly fee. At The Hills Residence, a recent building with gated security, underground parking, a fitness center, concierge and a rooftop pool, a turnkey one-bedroom completed in 2025 is $350,000 with a $350 fee, and a three-bedroom, three-bathroom condo is $695,000 with a $600 fee.
On the beach, Aqualina Beach Club has only ten residences. A two-bedroom lower penthouse there is $1,100,000 with a $1,168 monthly fee. At Residence Le Papillon, a three-bedroom penthouse of about 315 m² with an 80 m² private rooftop terrace is $2,200,000 with a $1,500 fee.
Maho: the walkable resort district
Maho is the resort end of the Dutch side: beach, casino, restaurants and shops within a few minutes' walk. The entry prices are here. A poolside one-bedroom at La Terrasse in Maho Village is $285,000, the lowest-priced condo we list, with an $850 monthly fee. A 60 m² ground-floor one-bedroom at The Emerald, built in 2021, is $310,000 with a $352 fee. At Blue Marine Residence, a gated community with a large pool, hot tub, fitness center and underground parking, a two-bedroom corner condo is $490,000 with a $937 fee.
At the top of the range, a four-bedroom, two-level penthouse at Aquamarina, a gated waterfront residence on the lagoon, is $2,950,000.
Beacon Hill: new and on the beach
Next to Maho, White Sand is a beachfront residence completed in 2024. A third-floor two-bedroom with two and a half bathrooms is $875,000, sold unfurnished, with a $400 monthly fee, which is low for a beachfront building.
Pelican Key: new construction with ocean views
Concord Residence is a new development on the Pelican Key hillside with 180-degree views of the Caribbean Sea, a few minutes from Simpson Bay. We list three homes there: a large studio at $340,000, a two-bedroom at $650,000 and a two-bedroom penthouse at $1,100,000. Monthly fees have not been published yet, so ask for the budget before you commit.

Fees depend on the size of the unit and on what the building provides. As listed today:
Simpson Bay Yacht Club: $350 (one-bedroom)
The Hills Residence: $350 (one-bedroom), $600 (three-bedroom)
The Emerald: $352 (one-bedroom)
White Sand: $400 (two-bedroom)
La Terrasse, Maho Village: $850 (one-bedroom)
Blue Marine Residence: $937 (two-bedroom)

A low fee is not always the better deal. Ask what it covers (building insurance, water, security, reserves) and whether a special assessment is planned.
Rental estimates
Each listing shows a gross rental estimate. For the studio and one-bedrooms it runs from $27,000 to about $44,600 a year. For the two-bedrooms it runs from $47,000 to $120,000, the top of that range being on the beach at Aqualina. The three-bedroom at The Hills is estimated at $60,000 to $75,000, and the Le Papillon and Aquamarina penthouses at $145,000 to $205,000. These are estimates before fees, management, utilities and tax, not guarantees. Ask us for a building's actual rental history where one exists.
Which one fits you
You have a boat: Simpson Bay Yacht Club, where the condo comes with a slip.
You want to step onto the sand: Aqualina in Simpson Bay or White Sand in Beacon Hill.
You want the lowest entry price and to walk to everything: La Terrasse or The Emerald in Maho.
You want a recent building with services: The Hills Residence.
You want a new home with an open sea view: Concord Residence in Pelican Key.
You want space at penthouse level: Le Papillon or Aquamarina.
