Cupecoy Condos Compared: Porto Cupecoy, Cupecoy Beach Club, The Cliff, Fourteen and Ocean Blue

Cupecoy has more condos for sale than any other part of Sint Maarten: 19 of the 40 condos and penthouses Andreu Realty lists today are here, from about $380,000 to $1,399,000. The buildings stand close to each other but they are not alike. One is a marina village, three sit on the ocean, one is a tower by the golf course and one is still being built. This comparison uses our listings as of 30 September 2026.

Porto Cupecoy: the marina village
Porto Cupecoy is built around a marina on the Simpson Bay lagoon, with a supermarket, restaurants and yacht berths inside the community. Most of our Cupecoy listings are here: nine residences, from a one-bedroom with marina views at $595,000 to a single-level three-bedroom penthouse with private pool at $1,399,000. Two-bedrooms run from $750,000 to $1,290,000, the top of that range being a marina condo sold with its own boat slip. Monthly fees are the lowest of the established buildings: $357 for the one-bedroom, $595 to $975 for two-bedrooms and about $700 for a three-bedroom.
Cupecoy Beach Club: on the beach
Cupecoy Beach Club is a beachfront residence with private beach access. We list four condos there, from a renovated two-bedroom that divides into two rentable units at $625,000 to a beachfront three-bedroom at $1,200,000. Fees are higher than at Porto Cupecoy: about $900 to $1,200 a month, billed quarterly on some units.
Sapphire Beach Club and The Cliff: oceanfront with resort amenities
Sapphire Beach Club is a beachfront building with resort amenities; our two-bedroom there is $650,000 with a fee of $1,100 a month. The Cliff is an oceanfront residence with resort amenities and the highest fee in the area: $1,700 a month on the two-bedroom corner unit listed at $825,000, which is currently under contract.
Fourteen at Mullet Bay: the tower by the golf course
Fourteen is a tower completed in 2023 next to the Mullet Bay golf course and beach. Our two one-bedroom listings there are $650,000 each, with a monthly fee of $550. You pay more per bedroom than elsewhere in Cupecoy for a recent building, the height and the views. One of them is this ocean-view one-bedroom at Fourteen.
Ocean Blue Residence: buying off plan
Ocean Blue Residence is a new development of sea-view and lagoon-view condos, from about $380,000 for a one-bedroom to $1,190,272 for a two-bedroom penthouse. The listings carry completion dates of 2027 and 2028, and the monthly fee has not been set yet. Ask for the projected budget before you sign.

A fee is only comparable once you know what it covers. Building insurance, security, the pool and common utilities are inside some fees and billed apart in others.
Rental income estimates
Each listing shows an estimated gross rental income. On our current Cupecoy listings the estimates run from about $40,000 to $60,000 a year for one-bedrooms, $55,000 to $85,000 for most two-bedrooms and $85,000 to $120,000 for three-bedrooms. These are estimates, not guarantees, and the association fee, insurance, utilities and the 20% management fee come out of them. Check each building's rental rules before you count on short stays.
Which building fits you
You have a boat, or want shops and restaurants downstairs: Porto Cupecoy.
You want to walk straight onto the sand: Cupecoy Beach Club or Sapphire Beach Club.
You want resort amenities on the ocean and accept the fee: The Cliff.
You want a recent building with views near the golf course: Fourteen at Mullet Bay.
You can wait for a new unit at a lower entry price: Ocean Blue Residence.
