The Setai Comes to Indigo Bay: What a Five-Star Brand Means for Nearby Property

The Setai, the luxury hotel brand best known for its Miami Beach address, is building its first Caribbean resort at Indigo Bay in Sint Maarten. Announced in December 2025 by Toronto-based Altree Developments, The Setai St. Maarten takes over the project previously marketed as Vie L'Ven. Completion is targeted for 2028.

For anyone looking at Indigo Bay property, this is the most significant news the area has had in years. Here is what has been announced, and how we read it.

What is being built

According to the developer and the brand, The Setai St. Maarten will have 205 keys, mixing hotel rooms, private villas and branded residences. The published details:

  • Residences from one to four bedrooms, roughly 620 to more than 2,000 square feet, with dual-key layouts reaching about 6,000 square feet.

  • Five restaurant concepts, including an Ocean Grill Beach Club and Jaya, a concept carried over from The Setai in Miami Beach.

  • A 30,000-square-foot spa, three pools including one for adults only, tennis and pickleball courts.

  • Leading Hotels of the World affiliation, with architecture by HKS and interiors by Studio Munge.

The Setai is owned by the Nakash family. Altree Developments is the developer.

Why Indigo Bay matters here

Indigo Bay sits on the south coast between Cole Bay and Philipsburg. It is quieter than Simpson Bay, a few minutes from both the airport road and the capital, and it has a proper beach. Until now it has lacked one thing: a hotel that draws the kind of traveller who also buys.

That is what a brand like The Setai can do. Guests who spend a week at a five-star resort sometimes come back to look at villas. The east coast has been watching the same question since the JW Marriott opened at Dawn Beach in 2024.

What it could mean for property values

We are careful here, because a resort under construction is not a resort that has opened. But the logic is straightforward:

  1. Scarcity. Indigo Bay is a planned community with limited land. New demand meets a fixed supply.

  2. Services. Restaurants, a spa and a beach club next door raise the everyday appeal of living in the area, not only visiting it.

  3. Comparables. Branded residences usually trade at a premium. When they sell, they reset what buyers expect to pay for quality nearby.

Today, in our experience, villas at Indigo Bay start from about $1.5 million and condos from about $900,000. We would not expect those numbers to stand still once the resort takes shape, but we would not pay tomorrow's price today either.

How we would approach buying at Indigo Bay now

  • Buy what works without the hotel. If the view, the layout and the running costs make sense on their own, the resort is upside. If the purchase only works because of the resort, wait.

  • Check the construction timeline. Ask how close the unit is to the building site, and what noise and traffic look like until 2028.

  • Read the community rules. Indigo Bay has its own association rules on rentals, building and fees. Your notary will confirm title, but the house rules are your job.

  • Resale versus branded. A resale villa and a branded residence are different products. Branded units come with hotel services and hotel-style fees. Compare both before you choose.

Questions we get

When will The Setai St. Maarten open? Completion is targeted for 2028, according to the developer. Large resort projects can slip, so treat that as a target.

Is The Setai the same project as Vie L'Ven? Yes. The Indigo Bay resort previously marketed as Vie L'Ven was rebranded as The Setai St. Maarten in December 2025.

Can foreigners buy at Indigo Bay? Yes. On the Dutch side, foreigners can buy freely, in their own name or through a company. Transfer tax is 4% of the price, paid by the buyer.
