How much does property cost in Sint Maarten? This page gives the asking prices of the 58 homes Andreu Realty has for sale as of 30 September 2026: 40 condos and penthouses and 18 villas, houses and townhouses. These are asking prices on our own listings, not sale prices and not the whole market. Several areas have only one or two listings, so read the smaller numbers as examples, not averages.

The short answer

  • Median asking price, all homes: $850,000

  • Condos and penthouses: $285,000 to $2,950,000 (40 listings)

  • Villas, houses and townhouses: $495,000 to $7,150,000 (18 listings)

Condo prices by number of bedrooms

  • Studios and one-bedrooms: $285,000 to $650,000, median $362,500 (10 listings)

  • Two-bedrooms: $380,000 to $1,290,000, median $770,000 (20 listings)

  • Three bedrooms and more: $460,000 to $2,950,000, median $822,500 (10 listings)

  • Cupecoy (23 listings): condos from $380,076 to $1,399,000, median $790,000; villas and townhouses from $625,000 to $3,750,000

  • Maho (5): condos from $285,000 to $2,950,000, median $400,000; one villa at $1,495,000

  • Simpson Bay (5): condos from $350,000 to $2,200,000; one villa at $1,550,000

  • Pelican Key (5): condos from $340,000 to $1,100,000; villas at $1,900,000 and $2,200,000

  • Point Blanche (3): condos at $458,800 and $650,000; an oceanfront villa at $1,080,000

  • Cay Hill and Little Bay (3): condos from $380,000 to $725,000

  • Guana Bay and Red Pond (3): a duplex condo at $460,000; villas at $1,490,000 and $1,990,000

  • Indigo Bay (2): new villas at $3,250,000 and $3,708,000

  • Point Pirouette (2): a townhouse at $455,000 and a new waterfront villa at $2,900,000

  • Oyster Pond (1): a one-bedroom condo at $299,000

  • Beacon Hill (1): a beachfront two-bedroom condo at $875,000

  • Cole Bay, Almond Grove and Saunders (3): a three-bedroom condo at $695,000, a five-bedroom villa at $1,590,000 and a house with two apartments at $495,000

  • French side (2): a new villa in Grand Case at $920,000 and an estate in Terres Basses at $7,150,000

What moves the price

Three things explain most of the spread. The first is water: a beachfront unit, a lagoon-front one with a boat slip or simply a view. The second is the age of the building. The third is the monthly association fee, which is not in the asking price but changes what a condo really costs. Closing costs come on top

On the Dutch side, buyer closing costs usually total about 5.5% of the price, including the 4% transfer tax. The French side follows French rules and different costs: see buying property on the French side of Saint-Martin. Pricing is subject to change.
