Sint Maarten's Hotel Pipeline, 2024 to 2028: Where the New Rooms Are and Why It Matters
Between 2024 and 2028, three significant hotel projects reshape the top end of the island: the JW Marriott at Dawn Beach, already open; the relaunch of Le Beach Hotel in Marigot as an Accor MGallery; and The Setai at Indigo Bay, targeted for 2028. Each sits in a different part of the island, and each tells you something about where Sint Maarten real estate is heading.
Here is the pipeline, project by project, and what we think it means for buyers and owners.
2024: the JW Marriott resets the east coast
The JW Marriott St. Maarten Beach Resort & Spa opened in March 2024 on Dawn Beach, with about 200 rooms. It replaced the former Westin, which had sat damaged and closed since Hurricane Irma in 2017. Travel press described it as the Dutch side's first true five-star hotel.
For the east coast, that mattered more than the room count. Dawn Beach and Oyster Pond went from "the quiet side with a closed hotel" to an address with an international luxury brand. On the west end, The Morgan Resort had already brought a newer hotel to the Maho area in 2021, on the former Alegria site.
2026: refreshes and a French-side relaunch
Not every project is new construction. Sonesta Ocean Point, the adults-only all-inclusive in Maho, refreshed its suites and lobby in the second quarter of this year.
On the French side, Le Beach Hotel in Marigot is being relaunched as Whimsy Hotel & Beach Club under Accor's MGallery collection. When it was announced, local press reported about 165 rooms and suites and a renovation of around €30 million. The opening has slipped more than once and is now expected around the end of 2026. We will believe the date when the doors open, but a branded hotel on the Marigot waterfront would be good news for the town.
2028: The Setai at Indigo Bay
The largest project in the pipeline is The Setai St. Maarten, announced in December 2025 by Altree Developments on the former Vie L'Ven site at Indigo Bay. The plan: 205 keys including private villas and branded residences, five restaurant concepts, a 30,000-square-foot spa and a Leading Hotels of the World affiliation. Completion is targeted for 2028. What the pipeline means for property
For buyers, branded hotels change how a neighbourhood is perceived and priced. They bring restaurants, services and a flow of high-spending visitors, some of whom come back to buy. Areas near a new flagship, such as Dawn Beach, Oyster Pond and Indigo Bay, are the ones we watch most closely.
For rental owners, it cuts both ways:
More demand at the top. Big brands market the destination with budgets no individual owner has. That lifts awareness of the whole island.
More competition. A new resort competes for the same guests as a luxury villa. Owners need to offer what a hotel cannot: space, privacy, a kitchen, a private pool.
Staff and services. New hotels hire. Housekeeping, maintenance and concierge staff become harder to find, which can push up costs for private owners. Budget for it.

The caveat
Hotel pipelines are announcements until they are open. Dates move, brands change, projects get sold. Base a purchase on the property and the neighbourhood as they are today. A new hotel next door should be upside, not the whole case.
Questions we get
Which new hotels are coming to Sint Maarten? The main projects are The Setai at Indigo Bay (targeted for 2028) and Whimsy Hotel & Beach Club, an Accor MGallery, in Marigot (expected around the end of 2026). The JW Marriott at Dawn Beach opened in 2024.
Do new hotels raise property values nearby? They often support them, through services and visibility, but there is no guarantee. We look at the property first and the hotel second.
Is more hotel supply bad for villa rentals? Not necessarily. It brings more visitors to the island. Villas that offer space and privacy tend to hold their own against hotel rooms.
