Sint Maarten vs St. Barts vs Turks & Caicos: Where to Buy Caribbean Property in 2026

St. Barts, Turks & Caicos and Sint Maarten are the three islands our clients compare most often. They are not really competing for the same buyer. St. Barts is a trophy market with very little to buy. Turks & Caicos is built around Grace Bay and resort-branded product. Sint Maarten offers the widest range, from condos to private estates, and the most flights. The right choice depends on what you want the property to do.

We are based in Simpson Bay and licensed on both sides of Sint Maarten / Saint-Martin. St. Barts is a short hop from our office, and many of our clients have looked at all three. Here is how we compare Sint Maarten vs St. Barts vs Turks & Caicos real estate.

St. Barts: scarcity is the product

Saint-Barthélemy is a French overseas collectivity. It uses the euro, has its own tax rules, and sales go through a French notaire.

  • Very little inventory. The island is small and building is tightly controlled, so the market is dominated by high-end villas that rarely come up for sale.

  • Limited access by design. Gustaf III Airport has a runway of about 650 metres and only takes small aircraft. Most visitors connect through Princess Juliana International Airport (SXM) by small plane, or cross by ferry from Sint Maarten.

  • A narrow resale market. When you sell, you are selling to a small pool of very wealthy buyers. That can mean a long wait.

Who it suits: buyers for whom privacy and prestige come first, and for whom rental income is a secondary consideration.

Turks & Caicos: a resort market

Turks and Caicos is a British Overseas Territory and uses the US dollar.

  • Concentrated demand. Most activity is on Providenciales, and especially around Grace Bay, with a large share of branded residences and resort condos that come with rental programmes.

  • A high entry cost. Stamp duty on a purchase runs from 0% to 10%, depending on price and island, and the rate applies to the full price. On a higher-value purchase that is a significant cheque on top of the price.

  • Hands-off ownership. Resort units are easy to own from abroad. The trade-off is less control over rates, fees and who manages your unit.

Who it suits: buyers who want a turnkey resort unit and accept the upfront cost.

Sint Maarten: range and access

Sint Maarten is one island shared by two countries, which gives buyers two systems to choose from.

  • Two ways to buy. On the Dutch side, foreigners buy freely, a civil-law notary handles the transfer, and transfer tax is 4% with total closing costs commonly around 5.5%. On the French side (Saint-Martin), the process is French: compromis de vente, then acte authentique at the notaire, in euros, with higher closing costs.

  • The region's hub. SXM has direct flights from North America and Europe, and it is the gateway to St. Barts and Anguilla. For the 2025–26 season JetBlue, American, United and Southwest all announced new US routes.

  • Real demand. 566,722 passengers arrived by air in the first half of 2026, according to the Department of Statistics (STAT). We break the numbers down in our tourism analysis.

  • Every price point. Condos in Simpson Bay, Maho and Cupecoy; villas and residences at Indigo Bay, where condos start around $900,000 and villas around $1.5 million; estates in Terres Basses on the French side, where we sold Villa Always at €3.5M.

Who it suits: buyers who want a choice of price and property type, personal use plus rental income, and a broader pool of buyers when it is time to sell.

Side by side

  • Entry point. St. Barts is the highest. Turks & Caicos sits mid-to-high, concentrated in resort product. Sint Maarten has the widest range.

  • Getting there. Sint Maarten and Providenciales both have direct flights from the United States; Sint Maarten also has direct service from Europe. St. Barts needs a connection.

  • Purchase costs. Dutch side about 5.5% all-in. French-system islands (Saint-Martin and St. Barts) carry higher notaire costs. Turks & Caicos stamp duty up to 10%.

  • Rental model. St. Barts: high-end villa weeks. Turks & Caicos: resort rental programmes. Sint Maarten: a mix of condo short-term rentals, villas and long-term leases to residents.

A word on yields

You will find articles that give each island a neat yield percentage. We do not, and we removed the ones that used to appear in this article. Yield depends on the building, the unit, the management and the price paid, and published ranges rarely come with booking data behind them. On any island, ask the seller for actual earnings and a full year of costs.

Questions we get

Which island has the best rental yield? There is no honest single answer. It depends on the property. What we can say is that Sint Maarten has the most flights and the widest range of rental property of the three.

Can foreigners buy on all three islands? Yes. All three allow foreign ownership. The process, costs and currency differ, so get local advice on each.

Is St. Barts only for the ultra-wealthy? Mostly, yes. Inventory is tiny and prices reflect it. Buyers who love St. Barts but want more choice often end up on the French side of Saint-Martin, a short flight or ferry away.

How do I get from Sint Maarten to St. Barts? Short flights leave from SXM and from Grand Case on the French side, and regular ferries cross from Sint Maarten.
