Beachfront Condos for Sale in Sint Maarten: Buildings, Prices and Fees

Beachfront means the building stands on the sand, not across the road from it and not on the lagoon. Few condos in Sint Maarten qualify, and they sit on three beaches: Cupecoy, Beacon Hill and Simpson Bay. Andreu Realty lists eight beachfront condos and one beachfront building as of 30 September 2026, from $625,000 to $2,200,000.
Cupecoy: Cupecoy Beach Club and Sapphire Beach Club
At Cupecoy Beach Club we list four condos from $625,000 to $1,200,000, with private beach access. They include a top-floor two-bedroom at $650,000 and a beachfront three-bedroom at $1,200,000. Fees run from about $900 to $1,200 a month. Next door, Sapphire Beach Club has a renovated beachfront two-bedroom at $650,000 with a fee of $1,100 a month. Beacon Hill: White Sand
White Sand is a new-build beachfront two-bedroom of 1,399 sq ft at $875,000. Its monthly fee, $400, is the lowest among our beachfront listings.
Simpson Bay: Aqualina, Le Papillon and a whole building
On Simpson Bay beach, the Aqualina two-bedroom penthouse is $1,100,000 with a fee of $1,168 a month, and Le Papillon, a three-bedroom penthouse with rooftop terrace, is $2,200,000 with a fee of $1,500. For an investor, a beachfront building of three apartments and seven bedrooms is $1,300,000, with no association fee.

Before you buy on the beach
Insurance: ask what the building's policy covers for wind and water, and what you insure yourself.
Salt air: metal, air conditioning and windows wear faster. Check the reserve fund and recent works.
Storm protection: shutters or impact windows, and the building's record in past hurricanes.
Rental rules: beachfront rents well, but some buildings limit short stays.
