Penthouses for Sale in Sint Maarten: Six on the Market, From $1.1 Million

Six penthouses are for sale with Andreu Realty today, from $1,100,000 to $2,950,000, in Simpson Bay, Pelican Key, Cupecoy and Maho. What separates them is less the bedroom count than what sits outside: a rooftop, a private pool, the beach or a marina. This overview uses our listings as of 30 September 2026.

$1.1 million to $1.2 million: two bedrooms with a view
In Simpson Bay, a two-bedroom lower penthouse at Aqualina Beach Club sits directly on Simpson Bay Beach in a building of only ten residences. It is $1,100,000 for about 1,800 sq ft, with a $1,168 monthly fee. In Pelican Key, the penthouse at Concord Residence is new construction on the hillside with 180-degree sea views: two bedrooms, three bathrooms and about 1,895 sq ft at $1,100,000. In Cupecoy, Unit 502 at Ocean Blue Residence is a fifth-level two-bedroom of about 186 m² including a large private terrace, minutes from Mullet Bay Beach, at $1,190,272. The building is under development, with completion listed for 2028, and its monthly fee has not been set.
$1.4 million: a private pool on the living level
The Porto Cupecoy penthouse is a renovated three-bedroom, four-bathroom home of about 1,905 sq ft in the marina village. Its private terrace and pool are on the same level as the living room, which is unusual for a penthouse. It is $1,399,000 with a $1,415 monthly fee, and a boat slip can be bought separately.
$2.2 million and up: rooftops
The penthouse at Residence Le Papillon in Simpson Bay has three en-suite bedrooms, about 315 m² inside and an 80 m² private rooftop terrace with a hot tub and an outdoor kitchen, with private elevator access. It is $2,200,000 with a $1,500 monthly fee. In Maho, the Aquamarina penthouse is the largest: four bedrooms and four and a half bathrooms on two levels, about 5,382 sq ft, with a private elevator and a rooftop infinity-edge pool overlooking the lagoon, at $2,950,000.

What to check on a penthouse
The roof. Ask who owns it and who maintains it: you or the owners' association. Read the association's minutes for any planned roof work.
Terrace waterproofing and drainage. Have an independent inspector look at them, along with the windows and doors.
Wind exposure. Top floors take the most wind. Ask about shutters or impact glass, and get an insurance quote before you commit.
Elevator and generator. Ask whether the building has backup power and whether the elevator runs on it.
Fees. They are often calculated on size, so the penthouse commonly pays the most in the building. Ask for the budget.
Short-term rental. If income matters, confirm in writing that the building allows it.
