Boat Slips and Homes With a Boat Slip for Sale in Sint Maarten

If you keep a boat in Sint Maarten, where it sleeps matters as much as where you do. Andreu Realty lists boat slips on their own at Porto Cupecoy Marina from $180,000, and eight homes that come with a slip or a private dock, or where one can be added, from $375,000 to $3,750,000. This overview uses our listings as of 30 September 2026.
Boat slips sold on their own
Boat slips at Porto Cupecoy Marina are for sale separately from any residence. Seven are listed: a 40 ft slip at $180,000, two 45 ft slips at $200,000 and $220,000 (the second ready for a boat lift), a 55 ft slip at $245,000, and berths of 100 ft at $625,000, 140 ft at $1,385,000 and 200 ft at $2,000,000. Porto Cupecoy is a full-service marina in Cupecoy, on the Dutch side, with 24/7 gated security, dockside water and electricity and a fuel service, inside a community with restaurants and shops.
Condos sold with a slip
A one-bedroom at Simpson Bay Yacht Club is $375,000 with a private boat slip included and a $350 monthly fee, the lowest-priced way to own a home and a slip together. At Porto Cupecoy, a two-bedroom marina condo with a private garden is $1,290,000 with a deeded slip directly in front of the unit and a $975 monthly fee.
Two other Porto Cupecoy homes are sold without a slip but with the option to buy one: a two-bedroom waterfront condo at $995,000 and a three-bedroom penthouse with private pool at $1,399,000.
Villas with a slip or a private dock
In Cupecoy, the Aqua Villas are new lagoon-front homes, each with a private slip: a three-bedroom at $1,650,000 and a four-bedroom at $1,950,000. In Point Pirouette, a new three-bedroom villa with a private slip is $2,900,000, with a $250 monthly fee. Villa Shiaou in Cupecoy, at $3,750,000, sits on the lagoon with water rights and permits for a 20-meter private yacht dock.

What to check before you buy a slip
Size. Length is only one number. Ask for the beam and the depth at the slip and on the way to it, and compare them with your boat.
Title. Ask whether the slip is deeded on its own, tied to the residence or a right of use, and whether it can be sold or rented separately.
Fees. Ask what the marina or the association charges for the slip, and how water and electricity are billed.
Access. Boats reach the lagoon through bridges that open on a schedule. Check the opening times against how you use the boat.
Storms. Ask your insurer what it requires during hurricane season, and ask the marina what its policy is when a storm is forecast.
Rental. If you will not use the slip all year, ask whether you may rent it out.
