Condos for Sale in St Martin: Every Listing on Both Sides of the Island

St Martin is one island with two countries: Sint Maarten on the Dutch side and Saint-Martin on the French side. Buyers search for both names, and for SXM. This page lists every condo and penthouse Andreu Realty has for sale on 6 October 2026: 38 residences, from $285,000 to $2,950,000, grouped by area, each linked to its listing.


The short version. Almost all of them are on the Dutch side. The French side sells mostly villas. The process, the currency and the closing costs change at the border, and we explain both sides below. Andreu Realty is licensed on both.

Cupecoy

What about the French side?

On 6 October 2026, the French-side properties we have for sale are villas, not condos: the Lotus new development in Grand Case at $920,000 and Villa Avanti in Terres Basses at $7,150,000. The closest condo to the border is Princess Heights in Oyster Pond, the bay the two sides share, at $299,000.


French-side condos do come up, mostly in Baie Nettlé, between the lagoon and the sea near Marigot, and in Orient Bay, the busiest beach on the French side. Few are public at any one time. To hear about them first, set up a property alert. We send matches as they come in, off-market ones included.


Buying there works differently. A French notaire runs the sale, the price and the deed are in euros, and the documents are in French. The Collectivité de Saint-Martin's tax office lists a registration duty of 8% on property sales, with the notaire's fees on top. On the Dutch side, the buyer's transfer tax is 4% and total closing costs usually run about 5.5%. In a French-side condo, read the règlement de copropriété before you sign: it says whether short-term rental is allowed.



How a condo purchase works

  1. Offer. You make a written offer. On the Dutch side, an accepted offer leads to a purchase agreement and a deposit paid to the notary. On the French side, you sign a compromis de vente and pay a deposit, commonly 5 to 10%, held by the notaire.

  2. Checks. The notary verifies the title and registers the sale. The notary acts for the transaction, not for one side.

  3. Closing. On the Dutch side, allow about 30 to 60 days from signed agreement to keys. You can close remotely by giving the notary a power of attorney.

Financing: some local banks lend to foreign buyers, typically with 20% to 40% down. Many buyers pay cash. The step-by-step version is in our buyer's guide.


Fees, rentals and what to check

Every condo carries a monthly association fee. On our current listings it runs from $350 to $1,500 a month. Ask what it covers: building insurance, the reserve fund, security, the pool and common utilities are included in some buildings and billed separately in others. Condos near the beaches of Simpson Bay, Maho and Cupecoy rent best. Each listing shows the rental estimate for that unit. Andreu Realty manages rentals for a 20% fee; association fees, insurance and utilities come on top.
