Sint Maarten Condos Under $500,000: What Is for Sale in September 2026

Can you buy a condo in Sint Maarten for under $500,000? Yes. Of the 40 condos and penthouses Andreu Realty lists as of 30 September 2026, twelve are priced at $500,000 or less, and one house is too. Here they are, from the lowest price up, with the monthly association fee where it is known.
$285,000 to $380,000: studios and one-bedrooms
$285,000: poolside one-bedroom at La Terrasse, Maho Village. Monthly fee $850.
$299,000: ocean-view one-bedroom at Princess Heights, Oyster Pond. Monthly fee $645.
$310,000: ground-floor one-bedroom at The Emerald, Maho. Monthly fee $352.
$340,000: new ocean-view studio at Concord Residence, Pelican Key, at pre-construction pricing.
$350,000: turnkey one-bedroom at The Hills Residence, Simpson Bay. Monthly fee $350.
$375,000: waterfront one-bedroom with a boat slip at Simpson Bay Yacht Club. Monthly fee $350.
From about $380,000: new one-bedrooms at Ocean Blue Residence, Cupecoy. The fee is not set yet.
$380,000 to $500,000: two bedrooms and more
$380,000: pre-construction two-bedroom at Belair Plaza, Cay Hill. Monthly fee $357.

Look at the fee, not only the price
Two one-bedrooms in Maho show why. The one at $285,000 carries a fee of $850 a month; the one at $310,000 carries $352. The difference is about $500 a month, or roughly $60,000 over ten years, more than twice the gap between the two prices. Fees also cover different things from one building to the next, so ask what is included before you compare.
What else to budget
