St Maarten Real Estate Market, October 2026: What Sells, What's for Sale, What It Costs
The St Maarten property market is two lists. One is what sells. The other is what is for sale. They are not the same, and the gap between them is the most useful thing a buyer or a seller can know this season.
This report puts our own two lists side by side on 15 October 2026: the 37 properties marked sold on andreurealty.com, and the 64 listed for sale today (55 active, 9 coming soon). Every figure comes from Andreu Realty's listings on that date. Sold prices are the last asking price shown on each sold listing, not a recorded deed price, and the sold list covers our own sales only, not the whole island.
The market in four numbers
$907,500. The median asking price of the 64 properties for sale.
$495,000. The median last asking price of the 37 properties we sold.
31 of 37. Sales that were condos. Four were villas, one a townhouse, one a multi-family building.
27 of 64. Listings priced at $1 million or more today. Only 5 of the 37 sales were.
The short reading: the homes that change hands most often are one- and two-bedroom condos under about $600,000. Inventory today leans higher, toward villas, penthouses and new beachfront and marina buildings.
What sold: condos, Cupecoy and Maho
Condos dominate our sold list. Cupecoy accounts for 14 of the 37 sales and Maho for 10, the two neighborhoods at the west end of the Dutch side where most of the island's rental condos stand. Sold condos in Cupecoy had a median last asking price of $555,000.
One-bedroom condos: 10 sales, from $145,000 to $325,000, median $292,500.
Two-bedroom condos: 18 sales, from $365,000 to $990,000, median $602,500.
By price: 19 of the 37 sales were under $500,000, 13 between $500,000 and $1 million, and 5 above $1 million.
At the top, the largest sales were on the French side: Villa Always in Terres Basses at $3,500,000 and Villa Coralia in Orient Bay at $2,995,000. On the Dutch side, a six-bedroom villa with three apartments and a boat slip in Point Pirouette sold at $2,100,000 and Blue Door Villa in Oyster Pond at $1,695,000. You can see every one of them on our sold properties page.

The gap, and what it means for buyers
If your budget is under $500,000, you are shopping in the part of the market that has sold most on our books, and it is the thinnest part of today's inventory: 12 homes, plus a boat slip and two commercial units. Among them:
A one-bedroom at La Terrasse in Maho Village at $285,000, and a one-bedroom investment condo in Maho at $310,000.
The Hills Residence in Simpson Bay, a new one-bedroom at $350,000, and Simpson Bay Yacht Club, a one-bedroom on the lagoon with its own boat slip at $375,000.
Princess Heights in Oyster Pond, a one-bedroom with an ocean view at $299,000.
A two-bedroom at Blue Marine Residence in Maho at $490,000.
The full list, building by building, is in Sint Maarten condos under $500,000. Our advice is simple. Have your financing or funds ready, read the condo documents before you fall for the view, and set a property alert so new listings in your range reach you the day they go live.
Above $1 million, buyers have choice. There are 27 listings in that range today, so there is room to compare buildings, ask for a year of real costs and negotiate on terms.
What it means for sellers
A well-priced one- or two-bedroom condo in Cupecoy, Maho or Simpson Bay is the kind of property that has sold most often on our books. If you own one, the market for it is there. If you own a villa or a large penthouse, you compete with 27 other listings above $1 million, and price, photos and presentation decide who gets the viewings. Our selling page explains how we price and market a property, and the Broker's Note lists what to fix before high season.

What a purchase costs on top of the price
On the Dutch side, where 62 of the 64 listings and 35 of the 37 sales are, the buyer pays a 4% transfer tax, and total closing costs commonly come to about 5.5% of the price. A civil-law notary holds the deposit, usually 10%, checks the title and registers the deed. On the French side, the registration duty alone is 8%, plus the notaire's fees.
