Luxury in a Sint Maarten condo is not a word in a brochure. It is a beach or a marina at the door, a guard at the gate, a generator in the basement and a terrace you will actually use. Here is what that buys today.
On 6 October 2026, Andreu Realty lists 38 condos and penthouses for sale, from $285,000 to $2,950,000. Eight are priced at $1 million or more. Another 17 sit between $650,000 and $999,000. This guide covers that top tier, building by building, with the prices and monthly fees from our own listings.
What makes a condo "luxury" in Sint Maarten
Position. Beachfront on Simpson Bay or Cupecoy, or waterfront on a marina. The address sets the price more than the finishes.
Security. A gated entrance, 24/7 guards and cameras. Standard at Porto Cupecoy, Aquamarina, Concord Residences and the Cupecoy Beach Club.
Resilience. Concrete construction, hurricane-impact windows or shutters, a backup generator and, in the newer buildings, cisterns or reverse-osmosis water.
Space. From about 1,800 square feet for a two-bedroom to 5,382 square feet for the Aquamarina penthouse.
Services. Pools, a gym, on-site management, restaurants and, at Porto Cupecoy, a full marina.

Porto Cupecoy marina condo with private boat slip: $1,290,000. 2 bedrooms, 3 baths, 1,900 sq ft, garage, slip included. Fees $975 a month.
Cupecoy Beach Club 3-bedroom: $1,200,000. 3 bedrooms, 3 baths, 1,950 sq ft on the beach, pool bar, gated. Fees $1,200 a month.
Ocean Blue Residence, unit 502 penthouse, Cupecoy: $1,190,272. 2 bedrooms, 3 baths, 2,000 sq ft, infinity pool, underground parking. New construction, year built listed as 2027. Coming soon.

Just under a million: the next tier
Several residences deliver the same address for less. At Porto Cupecoy, a waterfront condo with an expansive terrace is $995,000, and two-bedroom marina units start at $750,000. On the beach at Beacon Hill, the White Sand two-bedroom is $875,000 with fees of $400 a month. In Cupecoy, a beachfront condo at Sapphire Beach Club and an ocean-view unit at Fourteen Mullet Bay are each $650,000. Above Simpson Bay, a new three-bedroom at The Hills is $695,000.
Where the luxury condos are
Cupecoy. The island's densest cluster: Porto Cupecoy and its marina, the Cupecoy Beach Club, Sapphire, Ocean Blue and Fourteen Mullet Bay. Four of the eight listings at $1 million and up are here.
Simpson Bay. Beachfront on the long bay, minutes from the airport and the lagoon restaurants. Le Papillon and Aqualina.
Maho. Aquamarina, at Point Pirouette on the lagoon side, with rooftop pools and a gated entrance.
Pelican Key. New construction with ocean views: Concord Residences, with two-bedrooms from $650,000 and a penthouse at $1,100,000.
What it costs to own
Monthly fees. From $975 to $1,500 a month in the $1 million-plus buildings that publish them. They usually cover security, pools, common areas and building insurance. Compare buildings in our condo fees guide.
Purchase costs. Transfer tax and notary fees come on top of the price. Our buyer guide sets them out for each side of the island.
Rental income. Our listing estimates for gross short-term income run from $55,000–$70,000 a year for the Concord penthouse to $160,000–$205,000 for the Aquamarina penthouse. Andreu Realty's rental management fee is 20%.
Furniture. Most of the units above sell fully furnished, so you can rent from the first season.
What to check before you buy
The building's rental rules. Some residences restrict short stays.
The reserve fund, and any special assessment the owners have voted.
How the building came through past hurricanes, and what it upgraded since.
For new construction: the payment schedule, the completion date and what is guaranteed.
Parking, storage and, at a marina, the slip's size and whether it transfers with the unit.
