Houses for Sale in St Maarten / St Martin: 18 Homes From $495,000 (October 2026)
A house on this island is a different purchase from a condo. You own the walls, the roof, the garden and the cistern. You choose who lives next door. And on many houses here, you also own a second front door: a studio or an apartment that can earn while you live in the main home.
This guide lists every house Andreu Realty has for sale on 16 October 2026: 18 listings on both sides of the island, from villas and townhouses to a family house with two apartments. Prices are the asking prices on our listings that day. For the live list, see villas and houses for sale or all properties for sale.

Houses that pay part of their cost
Seven of the 18 have a second unit: the Saunders house (two apartments), Point Blanche (guest units), Red Pond (guest house), Simpson Bay (studio), Villa Sophia (guest apartments), Guana Bay (two apartments) and Villa Shiaou (two guest apartments).
A second unit can be room for family, an office or a rental. Each listing shows a rental estimate. Treat it as an estimate, not a promise: income depends on the community's rules, licences, the season and management. Andreu Realty manages rentals for a 20% fee. For whole buildings, see income properties for sale.
House or condo?
A house costs more to buy and more to keep. You insure the whole structure. You maintain the pool, the cistern and the garden. You prepare the property for hurricane season yourself. A condo shares those costs through its association fees. A house gives you privacy, land and control. Our condo or villa guide compares them cost by cost.
Dutch side or French side: what changes
Dutch side. A civil-law notary handles the sale. The buyer pays a 4% transfer tax, and total closing costs usually come to about 5.5% of the price. On the $495,000 Saunders house, that is about $27,225.
French side. You sign a compromis de vente and pay a deposit, commonly 5 to 10%, held by the notaire. The Collectivité's tax office lists an 8% registration duty, plus the notaire's fees. On Villa Lotus at $920,000, the duty alone is about $73,600.
The title. Some Dutch-side land is held on long lease (erfpacht), often with an annual fee. The notary shows the type of title in the deed. Read the remaining term before you make an offer.
Foreign buyers can buy on both sides: see can foreigners buy property here, the buying process, step by step and buying on the French side. These figures are estimates; the notary gives the exact one.
